Lakeside Square Apartments is a 23 story apartment building built in 1968 and located in the Uptown neighborhood of Chicago, IL. Since 1992, K2N Crest has provided architectural and structural engineering services to the building.
In 1991, as part of a building rehab, the original windows were replaced with new aluminum-framed windows. As a cost saving measure, the original steel frames were left in place and the new frames were set over them. Other work during this time included new exterior joint sealants and concrete patchwork and renovating the interior of the building. Soon thereafter leaks began appearing.
K2N Crest was then retained to investigate the cause of the leaks and has been involved with various repairs since. Those early investigations found defects in the internal window frame joints, sealant failures at the window heads and cracks in the concrete columns causing the problems. The frame joints were re-sealed, the window head perimeter sealant was replaced and a multi-year program of repairing the concrete columns was implemented.
In 2004, K2N designed an aluminum wall panel system to cover and protect the exposed concrete structure from further deterioration. As part of the restoration program, the existing aging fenestration was also upgraded modernizing the building’s appearance.
