The historic Chess Lofts building, an eight-story concrete frame building with a façade composed of brick, terra cotta, limestone, concrete, glass block and steel windows, was constructed circa 1920 and had fallen into despair.

K2N Crest was hired to transform the existing structure into a 119 unit condominium building, with two levels of parking located in the original double height first floor space. Each of the four elevations of the building was in need of façade repair.

The interior was gutted and replaced with 17 residential units per floor of one, two and three bedroom condominiums. K2N prepared the repair documents for the existing masonry walls and provided all architectural and structural engineering work associated with the design of the building, as well as all design work associated with a new roofing system. The brick façade was stabilized and tuck pointed and the old factory style windows were replaced with new store front type aluminum windows.
